  • Do you allow early check in’s?

    Check-in is at 4 pm. Early arrivals may be arranged pending other reservations and the housekeeping schedule. Early check-ins are not allowed during the peak Summer period. Please contact us 24-48 hours before your arrival to make these arrangements. Unless you have specifically arranged for an early arrival time, please do not arrive at the property before your scheduled check-in time.

  • Can I get a late check out?

    Check-out is at 10 am. Your prompt departure is appreciated so we can prepare the home for any incoming guests. A 1-hour late departure may be arranged pending other reservations and the housekeeping schedule. If you have not arranged for a late checkout, you may be charged $50 for each hour beyond 10 am you are still on the property, at a minimum of one hour. If the home has not been vacated by 3 pm, a fee equal to the daily rental rate will be assessed.

  • Can I bring more people than the maximum allowed?

    Our maximum occupancy refers to the number of people allowed in the home at any given time (ie includes guests & visitors), some of which may be mandated by certain regulations. Exceptions towards the maximum number of people allowed may be made for children under the age of 2.

  • Can I reserve a home off your website and is payment secure?

    Our guests will enjoy the convenience of quickly and easily paying for our vacation homes directly from our website. Rest easy knowing that our online Vacation Rent Payment platform is accredited, certified, secured, and compliant. We accept VISA, MasterCard, American Express, and Discover payment methods.

  • Age Restrictions

    You must be at least 21 years of age to rent one of our vacation rentals. The person who signs the lease must have proof of age and reside in the property for the entire length of stay.

  • What are your check in and check out procedures?

    Each property has individual check-in and check-out procedures. You will receive detailed instructions for your arrival and departure. All properties are inspected prior to your arrival, but we encourage you to inspect the property to ensure no major damage was done by prior guests, which you could potentially be held liable for. Failure to comply with pre-departure cleaning requirements resulting in excessive cleaning will be charged to your credit card at $100/hour, with a one-hour minimum. General check out procedures include:

    Arrival Day
    Tenant shall be allowed to check-in and access to the Property at 4:00 p.m. EST on the Arrival Date. Your unit will be cleaned prior to your arrival. Please complete the unit condition checklist that was sent with your original lease agreement and return to your rental agent by 5 pm the day after your arrival. If there aren’t any items you wish to report to the office do not return the report. If your unit is found dirty upon arrival please notify your rental agent immediately. Do not attempt to clean.

    Departure Day Guidelines
    Nottingham Realty & Rentals, LLC adheres to a strict departure cleaning protocol. 
Please follow these instructions upon departing: Departure cleans are done to ensure all arriving guests check-in to a standard neat and tidy unit. Check out is at 10:00 a.m sharp. Should Tenant not vacate the Property by the Departure Time without obtaining Agent’s prior written consent, Tenant agrees to pay Agent additional rent equal to double the prevailing daily rates charged for the Property until Tenant’s departure, together with any applicable taxes (minimum charge of double one day’s rent plus applicable local and state taxes), and Tenant agrees to allow Agent to charge such amounts to Tenant’s credit card on file with Agent. Tenants are expected to keep property neat and tidy while occupying the premises. Upon departure please sweep/vacuum excess beach sand and dirt from the flooring. Remove all dirty linens from beds, dispose of all unused food from refrigerator/freezer and wipe clean, place all garbage in outside receptacles, clean sliding glass doors, wash all dishes and store properly, turn all lights off and set a/c to 78 degrees in Summer and heat to 67 in the winter and lock all doors. The grill and Fireplace must be cleaned if used during your stay. Departure clean includes laundering of one set of sheets per bed and one load of towels. Any additional laundering will be considered excessive and will result in additional cleaning fees, which will be deducted from your security deposit.

    • 1. Place soiled towels in the bathtub.
    • 2. All dirty dishes, cookware and eating utensils should be washed, rinsed, dried and put away in the proper location.
    • 3. Floors should be in generally good condition and ready to be vacuumed by our housekeepers.
    • 4. All household trash & garbage should be picked up & put in the appropriate waste bins/containers.
    • 5. Refrigerator and microwave should be left clean and free of food.
    • 6. All appliances (stove, oven, BBQ, etc.) should be left in a clean condition and free of spills and grease.
    • 7. Please wipe down counters and other surfaces.
    • 8. All litter must be picked up from the premises and placed in the outside garbage cans, tied securely in trash bags.
    • 9. Please try not to leave any pet hair in the home! Duct tape works great on furniture
    • 10. GLITTER AND CONFETTI ARE NOT ALLOWED AT ANY PROPERTY, INSIDE OR OUTSIDE.

  • Can I clean the home myself to avoid a cleaning fee?

    Guests are not allowed to clean after their own stay. Our team of housekeepers are fully insured and meet strict guidelines for cleaning after each tenant vacates.

  • What is your cancellation policy?

    Should either party cancel this reservation in writing for any reason more than 60 days prior to the move-in date, the deposit is fully refundable. If you cancel 60 days or less prior to your occupancy date, this will result in a loss of all monies paid less any payments made for a Security Deposit and/or Property Damage Protection plan.

  • Can I cancel due to weather conditions?

    Nottingham Realty & Rentals does not issue refunds due to acts of nature such as: weather, road conditions, snow conditions, power outages or forest fires. If the property is uninhabitable due to such circumstances and you did not purchase insurance, reservations can be rescheduled for future dates within one year of the reservation date.

  • Do you offer Travel Insurance?

    Guests may purchase Travel Insurance through a travel insurance agency of their choice for any unforeseen occurrences that may prevent them from traveling.

  • When are payments due?

    An advance payment equal to 50% of the rental rate is required within 2 days of receipt of confirmation of reservation. The remaining balance is due 60 days prior to your check-in date. Reservations made less than 60 days prior to arrival will require payment in full.

  • What happens after I book a home?

    Upon confirmation of your reservation, you will be emailed a Welcome package that includes (but not limited to) such items as arrival instructions, driving directions, wifi info, local eats, & area attractions.

  • Can we get another set of keys?

    The majority of our homes are accessed via a door code (keyless!) or lockbox. Access codes are provided 2 days prior to arrival. For those homes with a lockbox, we prefer the keys stay in the lockbox so that each member of your group can access the home at any time. This helps not only eliminate multiple keys but also prevents keys form getting lost.

  • Does your home come with Infant / Toddler items?

    Some properties have limited infant items but must be verified on a property-by-property basis. Guests may rent toddler items like cribs, high chairs, and pack n plays from a local vendor Baby’s Away.

  • Will housekeeping clean during my stay?

    Guests have the option for daily cleanings during their stay at an additional fee. Rates vary per home and what service a guest requests (for ex full cleaning vs no laundry).

  • Do I need to bring linens & towels?

    Bath towels, bedsheets, pillows, and blankets are provided. DO NOT take the home’s linens or towels outside. Please allow us to wash the home’s linens unless you need clean linens during your stay. Beach Towels are available in some rentals.

  • Are events or parties permitted?

    Conduct
    You and your party agree NOT TO DISTURB neighbors with loud noise or music or unlawful or unsafe behavior. If you allow or participate in such behavior, you will be asked to leave and will forfeit the remainder of your rental fee and deposits. Participation in unlawful activities including environmental destruction, natural resource violations, or public nuisance violations may be cause for eviction. If you are staying in a condominium, you agree to abide by the rules and regulations established by the Condominium Association, a copy of which is posted in the unit. Any breach of said rules may result in your immediate expulsion from the condominium.

    Our homes are suitable only for quieter groups; we do not allow excessive noise at any time, evictions are strictly enforced. Any complaints from Neighbors, associations, or others will result in immediate eviction.

  • Is there a minimum stay?

    The majority of our homes have at least a 3-night minimum stay. We have some homes that require 7 night or 30-night minimum depending upon Home Owner Association requirements, they should appear when searching for your dates.

  • Is smoking permitted?

    Smoking is strictly prohibited on rented premises. If there is a tobacco smell in the home after your departure, there will be a minimum $250 charge and potentially an additional cleaning fee.

  • Pet Policy

    No pets are permitted on the property under any circumstances unless prior written approval has been obtained by the rental agent. The following breeds are restricted and will not be allowed on premises under any circumstances. Hostile or aggressive dog breeds or dogs are known to be aggressive or hostile will not be permitted on property
 Akita, Alaskan Malamute, Chow Chow, Doberman Pinscher, German Sheppard, Pit Bull, Presa Canario, Rottweiler, Siberian Husky, Staffordshire Bull Terrier, and the Wolf hybrid. If you have an approved pet PLEASE make sure you pick up your pet droppings. Any fines and fees of the community for not doing so will be imposed on all tenants (both long and short term) with pets.

  • Can I deliver packages to the house during my stay?

    You may send packages to the home during your stay. However, Nottingham Realty & Rentals cannot be held liable for lost/stolen/damaged/misplaced packages.

    Please note: - Do not ship packages with a delivery date prior to your arrival - USPS MAIL IS NOT DELIVERABLE

  • What Cable TV package do you have?

    All properties are privately owned and have different subscription packages for cable and/or satellite and internet. Nottingham does not guarantee any programs, events or reception.

  • Do your homes have internet access?

    All of our homes are equipped with complimentary wifi internet.

  • Payment Information

    Nottingham Realty & Rentals accepts the following payment forms Visa, Master Card, Discover, Checks, and Debit Cards. Check payments will not be accepted 45 days prior to the arrival date.

  • Cancellation Policy

    If Tenant cancels this Lease: (i) within forty-five (45) days prior to the Arrival Date, Tenant shall forfeit twenty-five percent (25%) of the Total Amount Due plus a $100 cancellation fee., (ii) within thirty (30) days of the Arrival Date, Tenant shall forfeit fifty percent (50%) of the Total Amount Due plus a cancellation fee in the amount of one hundred 00/100 ($100.00) and, (iii) within fifteen (15) days of Arrival Date. Tenant shall forfeit the Total Amount Due. These Sums are in addition to the cost of any insurance premiums paid. Any cancellation shall be made in writing by Tenant and shall be delivered by registered mail with return receipt or overnight delivery with confirmation of delivery.
